We are also able to offer a full appeal service in circumstances where an application is refused irrespective of whether we were involved in the initial planning application or not.  Our priority is to avoid planning refusals by early engagement with Local Planning Authorities and Councillors and given the increasing costs associated with the preparation and submission of planning applications, we often recommend making a pre-application planning enquiry to the Council to establish whether the principle of development is acceptable.

Recent appeal successes

  • Residential development

We obtained Permission in Principle and recovered the client’s full costs on appeal for a residential development comprising a minimum of one and a maximum of four dwellings following a refusal by Huntingdonshire District Council.

  • Change of use to dog walking field

We successfully obtained change of use on appeal for agricultural land to a dog walking field, including a parking area and perimeter fencing following a refusal by Central Bedfordshire Council.

  • Permitted Development to a flexible commercial use

As part of the appeal, we were successful in claiming the client’s costs back from the Council, due to the incorrect determination of the initial application following a refusal by Bedford Borough Council.

  • Permitted Development to residential use

We were successful in appealing the conversion of an agricultural barn to form two small dwellings following a refusal by Huntingdonshire District Council.
