Description

RESIDENTIAL DEVELOPMENT SITE FOR UP TO 416 DWELLINGS

The property is located on the northern edge of the market town of Biggleswade, Bedfordshire. Biggleswade train station is located 1.6 km south of the site which provides links to King’s Cross from 31 minutes. The consented area extends to approximately 20.04 ha (49.52 ac) of mainly arable land. A further 2.10 ha (5.18 ac) of BNG land will be included in the sale (plan in the dataroom).

Access to parcel A of the development will be via a new connection into the existing roundabout on Potton Road and Baden Powell Way on the eastern side of the development. Parcel B, a smaller part of the site (with up to 74 dwellings), will be accessed via Furzenhall Road to the south of the site.

Hallam Land submitted outline planning to Central Bedfordshire Council (CB/19/04301/OUT) on 24 December 2019 for up to 416 dwellings with vehicular access to be secured from Furzenhall Road. This application was initially refused but allowed at appeal on 6 November 2024 (the sellers will require that this permission is not implemented). A further planning application was submitted (CB/24/00999/OUT) on 5 April 2024 for up to 416 dwellings with vehicular access from Furzenhall Road and from the roundabout at Potton Road and Baden Powell Way. A resolution to grant the planning application has been given.

Note: Offers should be made based on the second scheme (CB/24/00999/OUT), for which a S106 is being negotiated. Consent is expected shortly.
