Public Rights of Way
There is a public footpath, which crosses the northern paddock. The tenant will be required to fence off the footpath.
The letting will be for an initial one-year term and will be subject to renewal.
The rent will be £1,250 for the year. It will be payable monthly in advance.
There are no stables or shelters on the property; however the landlord may allow temporary, portable stables/shelters to be erected for the term of the letting.
The landlord reserves the right to charge the tenant for water consumed on the property during the term.
Repairs and Maintenance
The tenant will be responsible for all repairs and maintenance to the property.
The landlord is responsible for insuring the property including the fixtures and fittings. The tenant will be responsible for insuring his/her own property and animals. The tenant must carry appropriate liability insurance for all injury or damage to third parties caused by the horses or ponies.
Landlord’s Reserved Rights
The landlord reserves the usual rights of access for inspection, surveys etc. and the right to grant easements etc.
The deposit is equal to twice the monthly rent and will be required in advance.
The successful tenant will also pay an administration fee of £32.70.
