The land is located in Cambridgeshire, approximately 1 mile to the north of the village of Kimbolton and 8 miles from St Neots, each with a range of amenities. The land lies adjacent to the Bicton Industrial Park and is within easy reach of both the A14 and A1.

The main block is accessed via a private track with a gated access immediately to the north of Bicton Industrial Park. The northern block is accessed directly off Bigrams Lane.

Soil Type and Land Classification
The soil is described as the Evesham Series, a slowly permeable calcareous clayey soil. The land is shown as Grade 2 on the provisional MAFF Agricultural Land Classification maps.

Wayleaves, Easements and Public Rights of Way
The property is sold subject to and with the benefit of all rights of way, easements and wayleaves that may exist.

There is a public footpath which runs along the eastern boundary and cuts through the scrubland area. There is also a public bridleway which runs along the concrete roadway forming the eastern and part of the southern boundaries.

Most of the land as shown edged red on the plan has absolute freehold registered title under title number CB350293. Approximately 6.13 acres (2.48 ha) comprising part of the arable field in the south-eastern corner of the property and adjoining roadways as shown edged blue on the plan is unregistered but has been occupied and farmed with the rest of the land for many years. The sellers will transfer such right, title and interest in this land as they possess but potential buyers are advised to obtain their own advice on this matter.

Method of Sale and Possession
The property is offered for sale as a whole by private treaty. The arable fields are currently subject to a farm business tenancy which expires 28th September 2022. Vacant possession will be granted on completion of the sale.
