We have worked with a variety of clients over the years and have experience dealing with a range of planning applications from small extensions to large development sites. We also deal with the removal of agricultural ties.

Our team includes surveyors as well as town planners, so we are able to offer viability appraisals to ensure that a project is financially sound. Our in-house design team work closely with our planning team to ensure the planning and design functions are fully aligned and use cutting-edge design technology to visualise a proposed scheme or development. Our team prides itself on attention to detail and its ability to closely monitor progress on applications enabling projects to complete on time and within budget.

Appeals

We are also able to offer a full appeal service in circumstances where an application is refused irrespective of whether we were involved in the initial planning application or not.  Our priority is to avoid planning refusals by early engagement with Local Planning Authorities and Councillors and given the increasing costs associated with the preparation and submission of planning applications, we often recommend making a pre-application planning enquiry to the Council to establish whether the principle of development is acceptable.

Lawful Development Certificates

If you would like confirmation as to whether your development or change of use is lawful, we have experience in assisting clients in obtaining Lawful Development Certificates (LDCs) for both existing uses and proposed development. LDCs can be used to establish whether a proposed use or development is lawful.

An application for an LDC can also be made if an allegation of a breach of planning control has been made by the Local Planning Authority against an existing use, activity, or development or if it has been discovered upon purchase. If you are planning to sell your land or building, it is advisable to establish the lawful status of your property in advance to avoid delays if a query is raised by the buyer’s bank or solicitors.
